The longer version is a little more interesting.

Avilla is one of those places that can be easy to overlook if most of your experience with Northeast Indiana happens inside Fort Wayne. It's not a big town. It doesn't have endless rows of restaurants or shopping centers, and nobody is going to mistake downtown Avilla for downtown Fort Wayne.

That's part of what makes it Avilla.

There's an older center of town, neighborhoods that have been here for generations, newer homes and subdivisions, local parks, community events, and rural properties just outside town. You can get across town pretty quickly, but you're also not terribly far from Kendallville, Auburn, Garrett, Huntertown, or Fort Wayne when you need something Avilla doesn't have.

If you're thinking about moving to Avilla, Indiana, the better question isn't whether Avilla is "good" or "bad." It's whether the way Avilla works fits the way you want to live.

Where Is Avilla, Indiana?

Avilla is located in Noble County in Northeast Indiana. It sits south of Kendallville, west of Auburn, north of Fort Wayne, and not far from Garrett.

Fort Wayne is approximately 20 miles away by road, although your actual drive depends quite a bit on where in Fort Wayne you're headed.

That's worth pointing out because saying something is "20 miles from Fort Wayne" only tells part of the story.

If you work or spend most of your time on Fort Wayne's north side, Avilla can feel quite a bit closer than it would for someone commuting all the way through town every day. Your exact destination matters.

Kendallville and Auburn also provide additional shopping, restaurants, healthcare, and everyday services closer to Avilla, so living here doesn't necessarily mean driving to Fort Wayne for everything.

What Does Living in Avilla Feel Like?

Avilla still feels like a small Indiana town.

I don't mean that as a euphemism for being far away from everything. I mean the actual layout and pace of the community are different from what you'll find in a larger city or a newer suburban area.

The older part of Avilla developed around the traditional town center. You'll find older homes, churches, local businesses, public spaces, and streets that were laid out long before today's subdivisions became the norm.

Avilla also has newer development, so the entire town doesn't look like one particular period in time.

That's something I think people miss when they first start looking here.

You can look at an older two-story home closer to the center of town, drive a few minutes and find a ranch in a more modern neighborhood, then go a little farther and be looking at a property with acreage. Those are three very different versions of "living in Avilla."

Is Avilla a Good Option If You Work in Fort Wayne?

It certainly can be.

Avilla is roughly 20 miles from Fort Wayne by road, which puts it within commuting distance for many people working in the Fort Wayne area.

But I wouldn't make the decision based on the mileage alone.

A drive that looks easy when you're checking a map at 9:00 on a Sunday night may feel different on a January morning when that's the trip you're making five days a week.

Your Fort Wayne destination makes a difference too. Someone working on the north side of Fort Wayne may have a very different opinion of the commute than someone working much farther south. For buyers comparing Avilla to living directly in Fort Wayne, commute time is one of the things I would put near the top of the list.

What Types of Homes Are in Avilla, Indiana?

One of the more interesting things about Avilla real estate is the variety.

There isn't one standard "Avilla house."

Closer to the center of town, you'll find older properties on established streets. Some have architecture, layouts, woodwork, porches, and lot configurations you simply aren't going to find in a subdivision built last year.

You'll also find ranch homes, more recent construction, newer neighborhoods, and homes on larger lots.

Then there are properties outside or near the edge of town that begin to feel much more rural.

Older Homes or New Construction in Avilla?

Both can make sense, depending on what you want.

Older homes can give you character, mature surroundings, and layouts or architectural details that aren't commonly reproduced today. They can also come with older electrical systems, plumbing, windows, insulation, roofs, foundations, or mechanical systems.

That doesn't make an older house a bad house.

It just means you need to understand what you're buying.

A good home inspection becomes especially valuable because you're looking beyond fresh paint and flooring and trying to understand how the house has been maintained over decades.

Newer construction comes with a different list of questions.

Instead of wondering what is behind a 100-year-old wall, you may be thinking about subdivision restrictions, lot size, future phases of development, builder warranties, homeowner association requirements if applicable, and what could eventually be built around you.

Neither one is automatically the better choice. I'd rather have someone buy the right 80-year-old house than the wrong brand-new house simply because "new" sounded safer.

Are There Parks in Avilla, Indiana?

Yes, and Avilla actually has several public outdoor spaces for a town its size.

Eley Memorial Park at 116 West Albion Street is probably the park most people associate with Avilla. It includes a playground, tennis courts, baseball and softball fields, horseshoe courts, a basketball court, picnic areas, pavilions, and the nearby Avilla Community Center.

Heritage Park is located on East Albion Street near downtown and provides a smaller outdoor space in the center of the community.

Ley Street Park includes nature trails.

The same area is also home to Crump's Canine Corral, an off-leash dog park.

These aren't the kinds of places you're necessarily going to plan an entire vacation around. That's not really their purpose. They're useful because they're part of everyday life. They're nearby places to walk, play, take the dog, have a picnic, or spend an afternoon without having to drive somewhere else.

What Events Does Avilla Have?

Avilla's community calendar includes several traditions throughout the year.

One of the best known is the Avilla Freedom Festival, an annual community event that has become part of the town's identity.

The Town of Avilla also notes other recurring community traditions, including seasonal events, holiday activities, and town-wide events.

That might sound like a small thing until you've lived somewhere where community events are actually part of your calendar. In a town Avilla's size, they aren't competing with 40 other things happening the same weekend. You tend to see familiar faces, run into people you know, and experience the event as something the community is doing together rather than simply another attraction.

What Schools Serve Avilla, Indiana?

Avilla is served by East Noble School Corporation.

Avilla Elementary School is located in town at 200 Washington Street.

East Noble Middle School and East Noble High School are located in nearby Kendallville.

What Is Downtown Avilla Like?

"Downtown" may be a generous word if you're comparing it to Fort Wayne, but Avilla does have a traditional town center.

That's part of its personality.

Avilla's history goes back to the 1800s, and transportation played a major role in how the community developed. What was historically known as Lima Road helped connect the area with Fort Wayne, and railroads later connected Avilla with larger regional commercial centers.

You can still see some of that history in the older buildings and layout of town today.

It's not a manufactured main street created to look old.

It actually is old. That's something I appreciate about communities like Avilla. The town has changed, new homes have been built, businesses have come and gone, but there are still pieces of the community that clearly tell you it existed long before the newest development arrived.

What Is Nearby If You Live in Avilla?

One of Avilla's advantages is that you don't have to choose between Avilla and the rest of Northeast Indiana.

Kendallville is nearby to the north.

Auburn is east of Avilla.

Garrett is also close by.

Fort Wayne is about 20 miles away.

That gives residents several directions to go for shopping, restaurants, healthcare, employment, recreation, and other services. This is one of the reasons I'd look at Avilla differently from a small town that's truly remote. Avilla is small. It isn't disconnected.

Avilla vs. Kendallville, Auburn, Huntertown, and Other Nearby Communities

If you're moving to Northeast Indiana, you may end up comparing Avilla with several nearby towns.

That's a good idea because they aren't interchangeable.

Avilla vs. Kendallville: Kendallville is a larger community with more commercial development and services directly in town. Avilla gives you a smaller-town setting while keeping Kendallville close.

Avilla vs. Auburn: Auburn is also larger and has significantly more shopping, dining, and commercial activity. Avilla is smaller and more residential in character.

Avilla vs. Garrett: Garrett and Avilla are both smaller Northeast Indiana communities, but each has its own housing stock, layout, neighborhoods, and access routes. It's worth spending time in both rather than deciding based strictly on price.

Avilla vs. Huntertown: Huntertown puts you closer to Fort Wayne's north side and has experienced substantial newer residential development. Avilla sits farther north and has a different mix of older town neighborhoods, newer housing, and surrounding rural property.

What Should Homebuyers Know About Avilla Real Estate?

Real estate gets very property-specific in smaller communities.

Don't assume two Avilla homes should have similar values just because they're the same size.

Things like age, condition, updates, lot size, garage space, utilities, location, outbuildings, acreage, subdivision, and proximity to town can all matter.

You also need to know whether a property is actually inside the town limits or simply has an Avilla mailing address. That distinction can affect utilities and other property considerations.

If you're looking at rural property outside Avilla, there may be additional things to investigate, including septic systems, wells, propane, drainage, acreage, agricultural surroundings, surveys, easements, and zoning.

Those aren't reasons not to buy rural property. They're reasons to ask better questions before you buy it.

Is Avilla, Indiana a Good Place to Live?

Avilla can be a very good fit for someone who wants a smaller Northeast Indiana community, access to local parks and schools, a variety of housing options, and reasonable access to Fort Wayne and nearby cities.

That doesn't mean it's the right place for everyone.

If having dozens of restaurants, major shopping centers, nightlife, and large entertainment venues five minutes from your front door matters to you, Avilla probably isn't going to provide that.

If you'd rather live somewhere smaller and drive to those things when you want them, Avilla starts making considerably more sense.

There's no universal answer to whether Avilla is a "good place to live." The better question is whether Avilla is a good place for you to live.

If Avilla has made it onto your list, spend some time here before deciding.

Don't just drive to the house you're considering and leave.

Drive through the older streets near the center of town. Look at the newer neighborhoods. Stop at Eley Memorial Park. Drive north toward Kendallville. Head east toward Auburn. Make the trip into Fort Wayne.

Pay attention to the things you'll actually do on a normal Tuesday, not just the things that look good during a showing on Saturday afternoon.

That's usually when you start figuring out whether a community fits.

And if you're comparing Avilla with Kendallville, Auburn, Garrett, Huntertown, Fort Wayne, or another Northeast Indiana community, that's a conversation I'm happy to have. Sometimes the right house starts with figuring out the right town.
